Buyers Should Brace for an Unprecedented Real Estate Frenzy in Long Point

Buyers can expect mad competition for cottages to continue.During the course of marketing this cottage for sale the seller received multiple offers to choose from. Bidding wars are the new normal in today’s ultra competitive real estate market.

LONG POINT –  Buyers can expect the mad competition for cottages to continue with many selling for over-asking prices amid multiple offers.

In a seller’s market, the way to achieve the best price is to have the most exposure in the shortest amount of time. Erie’s Edge Real Estate Ltd. has the local knowledge and experience to position properties that will create a favourable response from today’s buyers. The result is often competing offers also known as “bidding wars.”

With the average price of a detached house hitting $1.3 million last month in Toronto, a significant uptick in buyers from the GTA looking to invest in property elsewhere are driving prices way up.

Additionally, millennials priced out of urban areas are opting for the cottage as recently featured in The Globe and Mail.    

Generating and presenting multiple offers is a complex process. A seller in receipt of competing offers has several possible options to consider. They are:

• Accept one and reject the others;

• Sign one back and reject the others;

• Reject all offers, sending them back to the buyers for improvement;

• Sign one back and hold on the other offer(s) pending a response from the buyer getting the sign back;

• Hold on to one or more offers while sending the other offer(s) back to the buyers for improvement: or

• Hold on to a couple copies of each offer, and send the other copies back to the buyers for improvement if they so desire.

Each of the above options has positive and negative consequences for the seller. Taste, Tour, Explore! – Ride the Bine

From two local ladies with a true love for Norfolk came one incredible idea! Last year Amanda & Susan broke the mold in Norfolk launching a unique tour featuring local beer, wine, cider, agriculture and Norfolk County charm.

For tourists and locals alike this new tour was a opportunity to immerse into Norfolk County’s culture.  A true experience of the County’s emerging beer, wine & cider industry along with it’s deep agriculture roots.  And of course the breathtaking views and beautiful landscape that our country side has to offer.

Ride the Bine offers tours curated by local guides to provide an extraordinary experience sipping and tasting your way across Ontario’s South Coast.  Visits to Norfolk’s inspiring wineries and authentic breweries enjoying the flavourful wines, ciders and craft beers were amongst the original tour options. The new season’s tour line up will include some local food, sightseeing, awesome full beer tours and stops at brand new facilities offered on seven new tours! And those just are a few of the new and shiny items for 2018.

Soaring through their first season with incredible success, Susan & Amanda are proud to be part of a supportive local force. “Such a huge group of people in the community put supporting local first and has allowed for a very successful first season”  said co-owner, Susan Judd. We’re Moving!

If you haven’t heard the exciting news yet… we’re moving!  Thanks to our wonderful clients, our growing business has found that it needs a bigger home. We love Port Rowan and we didn’t want to go far so, we’re moving in to an awesome space just next door! Our office’s new location will be at 1021 Bay Street, Port Rowan.

For the past 20 years, this building has been owned by Sandy Hennesey and her mother Alice Cole. Most recently the space occupied a men’s clothing store.  However, most locals will remember the space best as the Sunrise Cafe!

The Sunrise Cafe was a charming local gathering spot offering home cooked style breakfasts and a small town atmosphere. It changed hands a few times from Peter & Millie Cockram, to Adrienne Lounsbury to Alice & Sandy.  The building even hosted an insurance office and a bakery before it transitioned in to the popular cafe.

Untitled design (26)If you had the opportunity to visit the Sunrise in its prime, then you’re probably familiar with the customer table that was well known as the ‘community table’. Many locals would sit here to enjoy a coffee, visit with friends, share stories and create wonderful memories. This very table is still in the building today and will actually be returned to the Lounsbury family, the original owners. This ‘community table’ will be remembered as a small piece of Port Rowan history.

Reminiscing of the good old days, Sandy Hennessey told a story of when a few locals used to carry their own keys to the cafe. 

In true small town fashion, they would let them selves in to the cafe to brew a hot coffee in the early hours of the morning before the cook would even have the grills fired up for breakfast.

She also remembers the great times that she had at the cafe and all of the amazing customers that she served. From insurance office & bakery, to the Sunrise Cafe, to clothing store and now to Erie’s Edge Real Estate office, the building has seen many face lifts over the years and it certainly carries many cherished memories.

We’re very proud to be the new owners of this Port Rowan building. Our Broker of Record, Ray Ferris, has some exciting renovation plans in store.  He intends to create a warm reception area, an official boardroom and closing room and some comfortable private offices throughout the space.

We are truly looking forward to continuing to serve this wonderful community and all of Norfolk County from our new space!

Maple Syrup Season in Norfolk

Sugaring season is in full swing in Norfolk County which means delicious, local maple syrup is filling the shelves! Sugar shacks across the county, and the country, are working to hard to produce the sweet syrup that we love so much in the few weeks when that magical sap is flowing from the wondrous Sugar Maple Trees.

At one well known local maple sugar shack, Chambers Pure Maple Products, they are busy tapping trees, boiling sap and turning their tasty syrup in to a variety of maple products, including their famous maple syrup! You can purchase any of these sweet products at their eclectic gift shop, ‘The Maple Shop’, in Villa Nova. And chances are you’ll also be able to find their syrup at quite a few local stores, shops and restaurants.

For a taste test of their smooth golden brown syrup, you once could to stop in at The Pancake House. For 20 years the Chamber’s would spend the busy sugaring season creating their tasty syrup while serving piping hot pancakes smothered in pure maple syrup to awaiting customers. Serving a seasonally fresh and delicious breakfast, of course The Pancake House was a popular place for those eight busy weeks of the season. Two years ago the Pancake House was converted in to The Maple Shop bringing a change of pace to the sugar season for the Chamber’s family.

Don’t worry you can still sample their fresh syrup at a few local restaurants. Kerrys St James Street Eatery in Waterford is loading their flapjack and sausage breakfast with Chamber’s Maple Syrup. Or, visit the Crepe House in Port Dover to try it layered over a sweet or savoury crepe.

If you’re really looking to immerse yourself in the marvellous maple syrup tradition, then you must pay a visit to Richardson’s Farm & Market just west of Dunnville. Take a breathtaking tour through the sugar bush and experience the sap collection using both traditional and modern systems. Get a peak at the sap boiling and the syrup creation process.  And of course, enjoy some hot pancakes and sausage with some seriously fresh syrup.

Growing up, I remember tapping the maple trees around town and boiling the sap to make our very own maple syrup to load on our pancakes.  I’m no longer tapping trees, but I absolutely love a little local syrup as a tasty natural sweetener in my morning coffee.
